Gas furnace service, repair and replacement in Yakima

Annual furnace service before heating season, honest repair diagnosis, and Trane furnace replacement with a quote we stick to.

Chapter 01

Lockouts, dirty sensors and the problems nobody sees

Most furnace calls start the same way: the thermostat calls for heat, you hear the inducer fan start, then nothing, or a flame that lights for a few seconds and shuts off. The usual culprit is a flame sensor coated with a film that keeps the control board from seeing the flame, and it gets worse every season it goes uncleaned. Other common causes are a failing igniter, a pressure switch that will not close, a clogged condensate line on a high-efficiency unit, and a filter so loaded that the furnace overheats and trips its limit switch.

The ones nobody sees are the serious ones. A cracked heat exchanger or a flue that has separated or sagged can let combustion gases where they do not belong, and a furnace can still heat the house while it does it. That is why we look at the venting, the flue connections and the heat exchanger on every service visit, not just whether the furnace turns on.

Annual service, repair and replacement

Gas furnace annual service is the cheapest insurance in the trade. We clean and test the ignition and flame sensing, check gas pressure and burner operation, inspect the heat exchanger, flue and venting, look at the blower and the filter, and run the furnace through a full cycle. The best time to book it is early autumn, before the first cold week fills everyone's calendar.

When a furnace needs repair, you get an honest diagnosis and a written estimate. When it is at the end of its life, replacement is the same process as any new install: a free consultation, a Trane furnace matched to the house, and our price quote guarantee, so if the actual cost ends up higher than estimated, we stick to the original quote. The photo above is a recent new-construction install of ours, a new gas furnace in a framed closet with its galvanised flue run straight and supported.

Chapter 03

Flue and venting care, and what to do before winter

Good venting is a quiet part of the job. The flue pitches the right way, the joints are tight and the pipe is clear of whatever got built around it. Keep storage away from the furnace closet, change the filter on schedule, and know where your carbon monoxide alarms are and when you last tested them.

Ice & Fire Mechanical also offers regular maintenance service agreements, which keep the furnace efficient, extend its life and mean fewer repair issues later.
